Due Diligence FAQ
What does Property Due Diligence include?
A deal-breaker and due diligence report (location, condition and neighbourhood analysis), a valuation analysis (comparable sales with market adjustment and a defined price range), a cashflow analysis (purchase costs, gross yield, Year 1 cashflow and a 10-year projection with IRR), and a phone conversation to walk through the findings.
Can I get a better price if I want to compare more than one property?
Yes. A single property is $698 inc GST. If you have up to 3 shortlisted properties you want to compare, the price is $499 per property, $1,498 inc GST in total, a saving compared to ordering them separately.
How fast will I receive my reports?
Within 48 hours of confirming the property address and payment.
Do I get this fee back if I decide to buy with Foresight?
Yes. If you proceed to buy one of these properties through Essential Buying, $698 of this fee is credited in full toward that service.
Does this work for any property in Australia?
Yes. This service covers any property, in any state, regardless of whether you found it through Foresight, another agent, a private sale or at auction.
I am already using Foresight’s Buying Service. Do I need this too?
No. Pre-purchase due diligence is already included as Step 5 of Essential Buying and Buying Together, so there is no need to purchase this separately if Foresight is running your purchase end to end.
Does this replace a building and pest inspection?
No. This is a desktop due diligence service that combines property data, available listing information and engineering judgement to assess location, condition, value and cashflow. We recommend pairing it with a licensed, on-site building and pest inspection before you go unconditional.
Can I use this for an auction property?
Yes. Many clients use this service specifically because of the tight timeframe around auctions and cooling-off periods. Reports are delivered within 48 hours.
