Consultation & Planning Session
Come with your questions, leave with answers. Or come with no idea where to start, and leave with one clear direction: what to buy, where to buy it, and why that is the right move for you right now.
Come With Questions. Leave With Answers.
Sixty minutes, one-on-one, structured in three parts. It is consultation and planning, not the property search itself.
Your Situation
We go through your numbers properly: what you already own, deposit and usable equity, borrowing power, the budget you are actually comfortable with, cash flow, and your timeline.
The Thinking
We explain how passive versus active, growth versus cash flow, market cycles, area types, budget and property type all fit together, so every recommendation makes sense to you.
Your Direction
Everything above, brought together into one clear answer on your next move, rather than six different options still left to weigh up.
Two Reasons People Book This
Same session either way. What changes is what you walk in with.
You Have Questions
You have specific things you keep going back and forth on, and you want a straight, unbiased answer from someone who does this every day.
- A suburb or a deal you are weighing up
- Whether your current plan actually holds together
- Anything you have not been able to get a clear answer on
You Want a Clear Direction
You are not even sure whether you should be buying yet, or what direction is right for you. You leave knowing exactly what your next move should be.
- Whether buying now is the right call for your position
- Which strategy actually suits you, not just what is popular
- One defined direction instead of a list of options
Not sure which one you are? It does not matter. Book the session, bring whatever you have, and we will work out your best next move together, whether that involves us or not.
The Six Answers You Leave With
These six inputs define exactly how you invest, and where. Most investors never get them settled. By the end of the session, yours are.
Passive or Active Strategy
Buy, hold and let the market compound, or add value directly through renovation, subdivision or recycling equity. This shapes the property and market we would target.
Growth or Cash Flow Strategy
Every property leans one way. Long-term price appreciation, rental income today, or a deliberate mix of both. Where you land changes the market and property type.
Market Cycle Strategy
Markets move in distinct phases, and the phase decides your timing. The best entry is usually the tail of the early adopter phase or the start of a rising market, where the runway is longest.
Area Type
Which state, which city, and which kind of area. Moving down the list, entry price falls while yield and risk rise. Diversifying across states and area types spreads your risk.
Budget
Not just a number for the bank. Your budget decides which area types are realistically within reach, and whether the land portion of a house is affordable for you.
Property Type
Every dollar buys land and dwelling in different proportions. Land is the part that appreciates, so the mix matters more than most people realise.
One sentence, specific enough to act on. That is the level of clarity you leave with, built from your own numbers rather than a general rule of thumb.
What We Go Through Together
The session is tailored to your situation. We do not need to cover every item in detail, but these are the inputs that shape the answer.
Current Portfolio
What you already own, and which states or cities you are already exposed to.
Deposit & Equity
Cash available, usable equity in existing property, and the buffer you keep aside.
Borrowing Power
What the bank has approved, what you are actually comfortable using, and how it affects the next purchase.
Budget Range
Your ceiling versus the range that still leaves you room to move or buy again sooner.
Cash Flow
The most you are comfortable topping up each month after rent, which steers growth versus cash flow.
Timeline
Your investment horizon, any refinance or equity plans, and how quickly you want to move.
Ownership Structure
Personal, trust, company or SMSF, and the trade-offs between borrowing power, holding cost, exit tax and asset protection.
Risk & Diversification
What could go wrong, and how spreading across states and area types changes your exposure.
A Low-Commitment Way to Get a Real Answer
Most people never get a straight answer on their property strategy without signing up to something first. This session exists so you can get one, work directly with us for an hour, and decide for yourself whether our thinking is worth more of your time. If it is not, you still leave with a direction you can act on.
Consultation & Planning FAQ
I just want advice. Do I have to use your buying service afterwards?
No. Plenty of people book this purely to get a clear answer on a specific decision, with no intention of going further. Come with your questions, leave with answers, and that can be the end of it.
I don't even know if I should be buying. Is this still for me?
Yes, that is one of the two main reasons people book it. If you are unsure whether buying now is right for your position at all, we work through your numbers and tell you honestly, including if the answer is not yet.
Is this the full buying service?
No. This is consultation and planning only. It does not include the property search, negotiation, due diligence, settlement or tenant placement process.
What should I bring?
Your specific questions, your goals, a rough idea of your deposit and borrowing position, and anything you are currently weighing up. The more specific your questions, the more useful the session is.
What do I actually walk away with?
Answers to what you came in with, plus a clear position on six things: passive or active, growth or cash flow, which market cycle to buy into, which area type, what budget range, and which property type.
