We just finished building a calculator that shows your exact cashflow before and after the 2027 negative gearing changes. It’s now live and free to use on our Investment Calculator page.

Why we built this

The new rule doesn’t just remove negative gearing, it changes your cashflow estimate depending on which bucket your property falls into, and the quarantined loss pool makes that harder to work out than a simple before/after comparison.

To help investors see where they actually stand, the calculator captures all three categories:

1. Established (bought after 12 May 2026)

Net rental losses can no longer offset your salary from July 2027. They quarantine and carry forward, only usable against this property’s future rental income or capital gains.

2. Grandfathered (bought before 12 May 2026)

Full negative gearing against your salary, unchanged.

3. Eligible new build

Keeps full negative gearing indefinitely, the quarantine rules don’t apply.
