Stage 1 - Planning

1. Define Investment Objectives

 We work with you to define your investment goals, available budget, target yield, ideal timeline, long-term targets, and preferred market focus—ensuring a clear starting point for this purchase.

2. Market Research and Suburb Selection

 Our data-driven research evaluates 5 dimensions, 6 layers and 42 growth factors to identify high-potential locations that align with your investment criteria.  

Stage 2 - Property Acquisition

3. Property Search and Shortlist

We proactively search across on-market, off-market, and pre-market opportunities, shortlisting suitable properties using our Foresight Property Selection Framework and your personal investment criteria.

4. Client Review & Approval

You review the shortlisted properties and provide feedback or approval. 

5. Comprehensive Pre-Purchase Due Diligence

We conduct rigorous checks to minimize risk and confirm true market value.  We would then provide detailed, easy-to-understand reports covering all key aspects of the property. 

✅If the property passes the checks, we proceed to step 6 - develop negotiation strategy.

❌If risks are identified, we return to step 3 and shortlist new properties. 

6. Develop Negotiation Strategy

We define starting offer and exit price based on true market, competitiveness and seller circumstances. Strategy presented clearly for your approval before negotiation begins.    

7. Client Approval & Property Negotiation

With your approval, we lead the negotiation on your behalf to negotiate the best possible terms and price possible.

✅If successful, proceed to Stage 3 - Settlement

❌If not, we revisit step 3 and shortlist new properties.

Stage 3 - During Purchase

8. Contract Exchange Coordination

Once price and terms are agreed, we coordinate the signing and exchange of contracts, which triggers the formal start of the settlement process. We stay closely involved to ensure all parties — including the agent, solicitor, and broker — are aligned and the next steps are actioned promptly. 

9. Post-Negotiation Due Diligence

We manage rental compliance inspections, building and pest inspection, as well as council searches for complete peace of mind before moving toward settlement.

10. Settlement Coordination

We coordinate all key stakeholders — legal, finance, inspections, and property management — through a centralized platform to ensure a smooth, timely, and stress-free settlement. From contract exchange to pre-settlement checks, we oversee every moving part so you don’t have to. 

11. Tenant Placement

We work closely with your property manager to secure a qualified tenant quickly, ensuring strong rental income from day one. Our goal is to help you achieve minimal vacancy and maximum rental return right from settlement. 

12. Ongoing Support After Settlement

Our support doesn't end at settlement, think of us as your long-term property partner in building wealth through property. We provide regular performance check-ins, guidance across property management and finance-related matters. Our goal is to help you stay ahead of market shifts and optimise your portfolio.
